Villa La Quercia

The villa can accommodate 11 people but we can reach 15 places if we use the 2 sofa beds. There is a thing not usual to find elsewhere in our villa : it is the indoor heated swimming pool with a waterfall and hydro-massage . It is perfect in every season and with its small private sitting room is the ideal corner to relax in the evenings or when the weather is not too fine.
The kitchen has an oven, a fridge, a freezer and a dish-washing machine ; in the dining room 20 people can have their meals and the portico is large enough to eat outside. The villa has an area of 650 m2 placed on 6 staggered floors .On the basement you have a large saloon, suitable for parties and dances , with a cocktail cabinet in a corner. On the following floor there’s an indoor heated swimming-pool , changing rooms , showers and toilet ,and a small sitting room. On the third level you find the main entrance , a very large living room, the fireplace and wonderful wood tables and chairs to have your meals with lots of friends ; next to the living room there is the fully equipped kitchen from whose French window you can pass into a long portico facing the garden with tables and chairs to eat , drink or relax. From the balconies you have a breathtaking view of the valleys below covered by oaks , chestnut trees , beeches and brooms .

On the fourth level we find 4 double bedrooms and a single bedroom, each with its own independent bathroom .On the fifth level you have a reading room with a large balcony from where you can view of the Umbrian countryside. On the sixth level there is a small kitchen , a double bedroom , a bathroom and a balcony overlooking the house and the garden. The main attractions of the villa are the two swimming-pools. The outdoor one really becomes a part of the surrounding nature with its real rocks , its waterfalls and hydro-massage . It has got three levels of depth and it is then suitable for families and children . The indoor swimming-pool is heated, it has a waterfall and hydro-massage and with its small sitting room is the perfect corner to relax.

THE COSTS FOR THE HEATING OF THE INDOOR SWIMMING-POOL ARE EXCLUDED FROM THE PRICE INCLUDED IN THE PRICE: water , light , gas , weekly linen , final cleaning. Breakage deposit: 200 euros to pay at the arrival and entirely given back at the leaving. WINTER HEATING :to pay extra
